Do Mountain Homes Get Termites? Why Asheville Is Different

Here's the honest version. Termite pressure in the Asheville area is real but generally lower than in the Piedmont and along the coast. Asheville sits around 2,130 feet above sea level, and mountain soils warm more slowly and stay cooler than the sandy loam of the Sandhills or the clay of the Triangle. Subterranean termites forage more actively as soil temperatures rise, so a cooler soil profile means slower colony growth and a shorter, later active window. We also don't have the Formosan termite problem the coast contends with — Formosan termites are established in North Carolina's coastal counties, not in the mountains. If anyone tells you your Weaverville house has Formosans, get a second opinion.

What the mountains give termites instead is water. Steep lots, cut-and-fill grading, hillside crawl spaces, and groundwater seeping downslope into the foundation all keep structural wood damp — and damp wood is the single most reliable predictor of a subterranean termite problem. NC State Extension puts it directly: moist wood is one of the most significant conditions conducive to termite infestations. The Montford Area Historic District alone holds more than 600 buildings, most of them built between roughly 1890 and 1920 — and much of that original framing is still doing structural work today. These houses were built before modern vapor barriers, with generous unconditioned crawl spaces, low porches, and sill plates sitting close to grade. Age isn't the problem by itself; the problem is that a century of settling, added-on porches, and regraded yards has usually put soil somewhere it shouldn't be. Inspection here is slow and thorough by necessity — probing sills, checking pier caps, and separating genuine termite galleries from decades-old decay.

Swarm season — the headline event. In western North Carolina, subterranean termite swarms typically run March through May, later than the coastal plain because mountain soils warm more slowly. Swarmers emerge on warm days after rain, usually during daylight, and you'll often find the evidence rather than the event: a scatter of identical discarded wings on a windowsill, near a basement door, or in a spider web. A swarm means a mature colony — they take years to reach reproductive age — so it's a call-us-today sign, not a wait-and-see one.
Summer (June – August)
Peak foraging and peak crawl space humidity. Warm soil means the most active tunneling of the year, and Asheville's humid summer mornings drive crawl space humidity up right alongside it. This is when wood moisture readings climb and when a marginal crawl space tips over into a genuinely conducive one. Summer is the best window for perimeter treatment and for correcting drainage before fall rain arrives.
Fall (September – November)
Activity slows early up here. Mountain nights cool off well before the Piedmont's do, and surface foraging tapers. Termites don't leave, though — they simply work deeper and stay under insulation and subflooring. Fall is leaf season at the wildland edge, which means clogged gutters and packed leaf litter against foundations. Winter (December – February)
The best crawl space inspection window of the year. Colonies are quiet, but the moisture problems that invite them are at their most visible: standing water from winter rain, condensation on ductwork, saturated insulation, and active fungal growth on joists.
