Do Mountain Homes Get Termites? Why Asheville Is Different
Here's the honest version. Termite pressure in the Asheville area is real but generally lower than in the Piedmont and along the coast. Asheville sits around 2,130 feet above sea level, and mountain soils warm more slowly and stay cooler than the sandy loam of the Sandhills or the clay of the Triangle. Subterranean termites forage more actively as soil temperatures rise, so a cooler soil profile means slower colony growth and a shorter, later active window. We also don't have the Formosan termite problem the coast contends with — Formosan termites are established in North Carolina's coastal counties, not in the mountains. If anyone tells you your Weaverville house has Formosans, get a second opinion.
What the mountains give termites instead is water. Steep lots, cut-and-fill grading, hillside crawl spaces, and groundwater seeping downslope into the foundation all keep structural wood damp — and damp wood is the single most reliable predictor of a subterranean termite problem. NC State Extension puts it directly: moist wood is one of the most significant conditions conducive to termite infestations. The same wet crawl space that invites termites also feeds wood-decay fungus, which is why so many Asheville "termite" calls turn out to be a moisture problem wearing a termite costume — or both at once. Sorting that out correctly is the whole job, and it's why our inspection and our moisture control work go hand in hand.

Early-1900s Homes with Original Framing
The Montford Area Historic District alone holds more than 600 buildings, most of them built between roughly 1890 and 1920 — and much of that original framing is still doing structural work today. These houses were built before modern vapor barriers, with generous unconditioned crawl spaces, low porches, and sill plates sitting close to grade. Age isn't the problem by itself; the problem is that a century of settling, added-on porches, and regraded yards has usually put soil somewhere it shouldn't be. Inspection here is slow and thorough by necessity — probing sills, checking pier caps, and separating genuine termite galleries from decades-old decay.
West Asheville Bungalows
The bungalows and cottages west of the French Broad tend to be modest-footprint homes on shallow crawl spaces with mature landscaping grown right up to the foundation. The recurring issue we find isn't dramatic — it's a downspout with no extension, a flowerbed built up above the siding line, and a crawl space with a torn or missing vapor barrier. Small, cheap fixes, but left alone for a few seasons they raise wood moisture enough to make the house genuinely attractive to a foraging colony. Steep-Lot & Cut-and-Fill Construction
Building on an Asheville hillside usually means cutting into the slope on one side and filling on the other. That creates two distinct problems: an uphill wall that groundwater runs into, and downhill fill soil that settles and pulls away from footings. Add a stepped foundation, a tall crawl space at one end and a knee-height one at the other, and you get a structure where moisture concentrates in a corner nobody has crawled into in years. Liquid termiticide application on these properties has to be adapted to rocky, uneven, sloping soil — a uniform trench around a flat rectangle simply isn't the geometry we're working with.
Cabins & Wooded Wildland-Interface Properties
Log and heavy-timber construction on a wooded lot is the highest-exposure combination in the region: exposed structural wood, deep leaf litter, stumps and downed hardwood nearby, and heavy shade that keeps everything from drying out. These properties also tend to be seasonal or second homes, so months can pass with nobody noticing a mud tube on a pier. Cabins benefit most from a monitoring relationship rather than a one-and-done treatment — somebody looking at the crawl space and the perimeter on a schedule.

Your technician works the exterior grade line and then goes under the house — probing sills, girders, band joists, and pier caps, and taking wood moisture readings. A key part of this visit is telling you what you actually have: termite galleries run with the grain and are packed with soil, while wood-decay fungus leaves wood cubed, crumbly, and often stained or fruiting. A Treatment Plan Built for Your Structure
Depending on what we find and how your house is built, the plan is a liquid termiticide soil treatment, a system of in-ground bait stations, or a combination of the two. Liquid treatment creates a treated zone in the soil around the foundation; bait stations are installed around the structure at regular intervals and monitored over time. Stepped foundations, daylight basements, and rocky ground all influence which approach makes sense — we'll explain the tradeoffs in plain language before anything gets applied.
Application Adapted to Mountain Soils
Liquid treatment means trenching along the foundation and, where a slab, porch, or patio interrupts the trench, drilling to reach the soil beneath. Asheville makes this harder than a flat Piedmont lot: rock ledge, shallow soil over bedrock, fill dirt of inconsistent depth, and a foundation that steps down a slope. Our technicians adjust trench depth and drill points to the actual conditions so the treated zone is continuous rather than merely nominal.

This is the step that matters most in western North Carolina, and it's the one most often skipped. Vapor barrier repair or replacement, crawl space ventilation or dehumidification, drainage and downspout correction, pulling grade and mulch back off the siding, removing form boards and buried scrap wood.
